Two times I was honest and one where I abused a position of power

Honest
1. Body shop suggested $50 and I told them that I was originally quoted $70. (Happily they ended up charging me nothing.)
2. Newspaper office guy tried to give me way too much change, but I didn't let him.

Power abuse
1. Out-going renters left the kitchen/stove/fridge dirty, plus lots of dog poo in the yard. It took me 3.5 hours to scrub off the grease/food. In a fit of crankiness, since (somewhat) regretted, I charged them $50 an hour against their cleaning deposit.

If you hadn't cleaned that stove and yard you would have had to pay someone else to come out and clean up and you would have charged the ex-renters the fee. They could have made the effort and gotten their deposit back. In my opinion, that's not an abuse of power.

It's just that $50 is about twice the going hourly rate for cleaning. It had to be done that night, because I had people moving in the next day so I didn't try to track down a service to do it. It's iffy. It may be that they wish that they had hired a service. Cranky Landlord Cleaning Service wasn't a bargain.

I didn't find the condom wrapper on the closet shelf until my new tenants pointed it out during the walk-through. (Why on an eye-level shelf in the closet?) I suppose they were a very athletic couple.
